Look for “Variable Rate” Clauses: Read the pricing section carefully. Clauses stating that “rates are for 30 days.
subject to change at any time with 30 days notice” allow the facility to legally hike your rent right after you move in.

Check the “Insurance Requirement” Section: Scan for terms like “Protection Plan” or “Insurance Addendum.” Look to see if it allows you to opt out by providing your own homeowners or renters insurance declaration page.

Review the Miscellaneous Fee Schedule: This is often a separate addendum or bulleted list at the back of the contract. Look for line items labeled Administration Fee, Facility Maintenance Fee, or Move-in Fee.

Identify Late Payment Grace Periods: Check the exact calendar day late fees apply. Some facilities charge a steep fee if payment is even one day late, rather than offering a standard 5-day grace
period.
